Composite vs Timber Decking

Decking Solutions Available

We do both!

Timber Decking

Timeless, natural and affordable — quality timber decking brings warmth and character to your Queensland outdoor space.

Timber decking is a popular choice for homeowners looking for a beautiful outdoor area without the higher upfront cost of some composite options. With a range of timber species and finishes available, our most popular is Merbau decking boards with a treated pine frame. Timber decking does require yearly oiling. With the right care and maintenance, a quality timber deck can provide a durable and inviting outdoor living area for years to come.

Composite Decking

Composite decking, such as ModWood, is manufactured from recycled materials to create a durable decking product designed to withstand Australian outdoors. Composite decking offers a beautiful timber-look finish in a range of colours but requires less ongoing maintenance than traditional timber.

What is the role of a Building Certifier?

- A building certifier ensures your deck meets the relevant building codes and council requirements

- Determine whether building approval and council approval is required for the project.
(Generally speaking decks over 10sqm require these approvals)

- Determine whether engineering is required

- Assess setbacks and other site considerations where relevant.

- Issue the required building approval to proceed with construction.

- Carry out required inspections during construction.

- Provide final certification when the approved work has been completed, where applicable.

The typical cost of Brisbane Building Certifier is around $1300 - $1500

Typical cost of engineering plans $1500

Do I need engineering?

The building certifier will let you know if a structural engineer is required- we sort all this for you!

Not every deck requires structural engineering. The requirement depends on the design, height, structure, site conditions and applicable building requirements. Your building certifier can assess your proposed deck and advise whether engineering is required. If it is, a structural engineer can prepare the necessary plans and calculations to give to JV Carpentry Brisbane before construction begins

Why Is Approval Important?

Getting the correct approvals before construction helps ensure your deck is designed and built in accordance with the applicable building requirements and council regulations.

It can also provide important documentation for your property and help avoid problems later if you sell your home. Legally you must disclose any building work done without council approval when selling your home and may also cause issues with landlord insurance!

Do I need council approval?

Generally speaking a deck does not require approval only if it meets all of the below:

  • The floor area is 10 square metres or less.

  • The height is no more than 1 metre above the natural ground level.

  • No side is longer than 5 metres.

  • The deck is unroofed and not attached to the house (freestanding).

  • It does not form part of a pool safety barrier or affect structural integrity.
Check your local council or contact a Building Certifier to check if your deck requires approval.
